Recommendations and Standards for Tenants

At Student Houses Segovia, we are committed to helping students find comfortable accommodation during their stay in Segovia. While we provide assistance to tenants free of charge, it is important to note that the rental contract is strictly between the landlord and tenant. Therefore, Student Houses Segovia is not responsible for payments or refund of deposits. Below are our key recommendations and standards to ensure a smooth experience for all tenants.

Municipal Regulations

  • Noise is not permitted between 22:00 and 08:00 in accordance with municipal regulations.

Protecting Your Deposit

  • Avoid sticking items on walls using adhesive tape or blue tac as it damages the paintwork.
  • Ensure the property is returned in clean condition, free of personal belongings and rubbish. Cleaning and disposal costs will be deducted from the deposit if these standards are not met.
  • Report existing property damages by email to inessegovia@studenthouses.es within 15 days of moving in to avoid deductions.

Insurance and Liability

  • Tenants are advised to take out civil liability insurance. Damages caused by tenants (e.g., open taps or kitchen accidents) are not covered by the landlord’s insurance.
  • In case of theft, the landlord is not obligated to replace stolen items, including personal belongings and appliances.

Rent and Bills

  • Rent must be paid in advance within the first 5 days of each month.
  • Non-payment is not a valid reason to withhold rent and can lead to legal interest charges.
  • Bills not included in the rent must be paid within one week of receiving the receipt. If bills are included, responsible usage is encouraged to avoid exceeding the limits set in the contract.

Key Management

  • Failure to return keys will result in a deduction of 30€ per set from the deposit.
  • If keys are lost, a replacement will cost 30€. A spare set is available at our office for emergencies.

Repairs and Maintenance

  • Repairs will be conducted between 09:30 and 13:00. If tenants are unavailable during a scheduled repair, the next available appointment will be arranged unless access is expressly authorized.
  • Emergency repairs that threaten the safety of the property or tenants may require access even in the tenant’s absence.
  • Forcing washing machine handles before the lock releases (5 minutes after a cycle ends) will result in repair charges.

General Property Rules

  • Rubbish, boxes, and personal belongings must not be stored in communal areas or on balconies.
  • Plumbing and electrical installations require the landlord’s permission and are carried out at the tenant’s responsibility.
  • For safety reasons, access to roofs is strictly prohibited.

Additional Fees

  • Changing a lock: 65€.
  • Blocked pipes caused by improper use (e.g., throwing waste down drains): 40€ per incident.
  • Light bulbs must be replaced by tenants after the first 15 days. Missing or non-functional bulbs will incur a 5€ per bulb charge.
